Short Term Lease
The Short Term Lease is available for 1 to 11 months. It allows you to choose your preferred furniture from MAY'S range of Second Hand items. Our Interior Decorators will help you select the best furniture to suit your home.
Long Term Lease Examples
The Long Term Lease is a great option to furnish your new home with Brand New or Second Hand furniture. Our Interior Decorators will help you choose the finest furniture to suit your needs. They will also accompany you to showrooms to see and feel the furniture. Being able to feel the furniture is of great importance. An item that looks great in a catalog may not necessarily fit your interior, body shape or lifestyle.

For Corporate Customers
At May’s Corporation, you can lease furniture by the month (under certain conditions). We can be of service to expats, visitors staying for a limited period, offices, company–owned houses, furnished apartments, model–rooms, and for film, TV, and commercial settings.
1. Our qualified decorators will assist you in selecting items to suit your needs and lifestyle.
2. The lower initial expense creates simpler asset management.
3. We assist with all technical problems during the original lease period.
4. No need to worry about inventory management or depreciation.
5. Leasing for short periods is more economical than purchasing.
For Individuals
MAY’S can help you live in a well furnished house or apartment. We can offer a huge range of furniture. You can lease from a single lamp to a home full of furnishings. Find your favorite furniture at MAY’S and, with small monthly payments, you can have a comfortable life. If you wish to keep the furniture, you can buy it at reduced prices at the end of the lease contract.
Requirements
For Corporate Customers
Please fill out and submit the Company Data Sheet. We will ask you to pay a security deposit. In some cases you will be asked to provide details of a guarantor.
For Individuals
Please fill out and submit the Individual Leasing Application Form. We will ask you to pay a security deposit. You will be asked to provide the details of a guarantor. However, if a guarantor is not available, we will ask you to provide additional documents. The documents are your passport, your alien registration certificate and your credit card.

Monthly Lease Fee
May’s Corporation charges a monthly lease fee calculated to the lease value item and our fixed lease rates in the chart below.
Please pay the monthly lease fee to our designated bank account by the 25th day of each month. Lease fees are payable one month in advance.
Monthly fees can also be paid by certain credit cards.

* Occasionally, some new items have a delivery delay. For customers with a Long Term Lease contract, we provide temporary, substitute furniture (basic minimum type). This service is also available for customers purchasing new items. Please ask our staff if your items qualify for this service.
How to Calculate Monthly Lease Fees
E.g., the lease fee for a ¥200,000 retail priced sofa for two years
New sofa: ¥200,000 (100% of the retail price) × 4% (monthly rate for 2 year lease) = ¥8,000
Used sofa: ¥100,000 (50% of the retail price) × 4% (monthly rate for a 2 year lease) = ¥4,000

* The Delivery and Removal Charges include one delivery when a contract starts and one removal upon the completion of a contract. Additional charges apply in the cases listed below.
When additional delivery/pick up services are needed.
When the quantity of items is very large.
When there are delivery charges from manufacturers.
Depending on conditions of locations, or when special operations are needed.
* In case the schedule for delivery/pick up needs to be changed, please contact us 3 days (excluding weekends and holidays) before the original scheduled date to arrange another time. Otherwise, an additional fee may be charged to reschedule moving trucks.
* If the leased items are to be purchased after the completion of the lease contract, there will be no refund of the removal charge. The areas “Parts of Kanagawa Pref.” and “Kanto region” are defined by May’s Corporation.
2. Installation Charges
Additional payments are required for installations relating to ceiling lights, furniture assembly, etc. Please ask our staff for details.
3. Security Deposit
May’s Corporation calculates the security deposit in accordance with the lease term shown below.
The deposit amount varies according to the contract conditions.
Upon completion of the contract, the returned furniture will undergo a condition check. If all the lease fees have been paid and the condition check is approved, the Security Deposit will be refunded.

4. Initial Lease Payment
For the Initial Lease Payment, approximately 3 months lease fee is required. Please ask our staff for details.
Completion of Contract
All items can either be returned or purchased following the termination of the contract.
1. Contract Extension
When the lease is extended, the monthly lease fee will be discounted according to the lease rates here.
The minimum lease extension period is 1 month. Once the lease has been extended, it can be cancelled at any time. However, a written notice of intent to cancel must be given. Please give notification 3 weeks in advance for a Long Term Lease and 1 week in advance for a Short Term Lease.
The contract will automatically be renewed if a written notice is not received.
2. Returning Items
In case the schedule for pick up needs to be changed, please contact us 3 days (excluding weekends and holidays) before the original scheduled date to arrange another time. Otherwise an additional fee may be charged to reschedule moving trucks.
3. Purchasing Items
All items can be purchased at the lowest rate following the termination of the contract. Pricing information can be found here.
The price will be determined by the actual leased period.
Cancellations
When you lease, you are signing a contract that commits you for the length of your lease. You can cancel the contract by paying the remainder of the lease fees in full.
Faulty Items
1. Manufacturer Warranty
If you have any technical problems with your leased items, please give us a call and we can repair or offer exchange items, except for the items on extended contracts.
2. Scratches, Cracks, Damage, etc.
You are not responsible for normal wear and tear.
However, in the cases listed below, customers are responsible for damage.
The leased items have been broken or torn.
The leased items have cigarette burns.
The leased items have been stained with scribbles, polish remover, chemicals, etc.
Please note there may be charges for repairs in the cases above.
3. Natural Disasters
If the leased items have been damaged by natural disaster, we will not ask for any payment. But we will not provide you with substitute items. The contract for the damaged items will be terminated at this point.
